Most of my clients are real estate investors from around the country.

I have had the opportunity over the last several years to sell real estate in Florida, Alabama and Mississippi, where I am licensed.

Recently I have seen the most outstanding deals available in the Tampa areas in these sections:

1. Assumable mortgages on income property
2. Short sales on multi family with tenants still in place
3. Some seller-assisted financing

I have several properties where the loans are assumable and non-recourse.  You still have to qualify and have good credit, but some of the deals are really good.  For instance we had a property with an asking price of $6.6 million.  The loan balance was $6.2 million.  So you acquire this asset with what equates to 6% down.  And it produced a capitalization rate of over 9%.  Many properties of this size have on-site property managers so you have little involvement with the day to day affairs.
